Renting Out Your US Home While You Live Abroad

Renting Out Your US Home While You Live Abroad

Plenty of Americans move abroad without selling. Renting the house out covers the mortgage, keeps a foothold, and leaves the decision open.

It also creates a category of income that behaves differently from everything else on an expat return.

The exclusion does not reach it

The Foreign Earned Income Exclusion applies to foreign earned income. Rent from a US property is neither foreign nor earned, so it stays fully in your US return no matter how long you have been away.

Expats who assume the exclusion covers their whole return are usually surprised by this. It is a separate stream, reported on its own schedule, with its own rules.

Depreciation is not optional

Rental property must be depreciated. This is often treated as a choice, and it is not.

When you sell, gain is calculated as though depreciation had been claimed whether or not you actually claimed it. Skipping it does not defer the tax, it just removes the deduction while leaving the consequence.

The state will probably want a return

Rental income is generally taxable by the state where the property sits, regardless of where you live. That can mean a state filing obligation in a state you no longer live in and may believe you have left.

This sits alongside the separate question of whether you broke residency at all, which is covered in state tax obligations for expats. The two are independent, and you can owe under both.

Foreign tax may apply as well

Some countries tax their residents on worldwide income, including rent from property abroad. Where that happens the same income is in two systems at once, and relief comes through the foreign tax credit rather than the exclusion.

That credit is also where unused balances accumulate, which matters if you eventually move home and sell.

How Exemplary Helps

Exemplary treats the rental as its own stream from the start, with depreciation tracked properly, so the eventual sale is not the moment the problem surfaces.

The expensive mistakes here are all made years before the sale.
